Avia Bringing Innovative Window Lock Solutions to HomeKit

Avia, the UK company behind the Avia Secure Smart Lock, is introducing a trio of new products that will work exclusively with Apple HomeKit, all related to windows, with security as the central theme. All three products use Bluetooth as their communication method, although there’s currently no mention of whether this would be Bluetooth 5.0 (or variants thereof) or the older Bluetooth 4.2. As well as working with HomeKit, all three products will work with Avia’s own app, which will keep a log of all event pertaining to these devices.

The first of these products is the Secure Sash Window Fastener, designed (as you’d expect) for sash windows. In essence, it seems to combine the functionality of a contact sensor with a locking lever that typically comes with sash window frames, securing your window. Whenever the lever is operated in order to slide the window open vertically, the device sends a signal to your iPhone, iPad, Apple Watch etc, so you know the lever has been operated. To our knowledge, this is the first product of its kind to work with HomeKit, although it’s entirely possible that this simply operates in the same way as a contact sensor for the purposes of registering the locked or unlocked status of the lever itself, but with the addition of the lever itself. The battery used for this device is a regular CR2032 coin type and should last an average of 12 months.

The second of the three new devices is also exclusive to HomeKit and is also designed to secure your window, but also doors, as well as to detect when the lever for the window/door it’s fitted to has been operated. This time, however, it’s designed for doors or modern windows that open outwardly and are typically the more secure uPVC types of windows or doors found in modern homes, although it can be used with wooden doors or windows too. There are a couple of differences with this lock compared to the Sash Window Fastener; This product comes with a lockable handle (with button), complete with keys, and also comes with two separate sensors that can detect whether the window is ‘closed & secured or open and unsecured’, which we take to mean it can detect the status of the lock as well as whether the window is open or closed. This device uses a single AA battery that sits underneath the main handle, and should once again give around 12 months of life.

The third and final product, their Secure Door & Window Sensor is probably more standard in terms of a HomeKit device, being that it’s just a contact sensor. As with the previous two devices, this uses Bluetooth, and like the Sash Window Fastener, uses a CR2032 coin battery. Design-wise, it matches the aesthetics of the Secure Casement Fastener, so if your doors and windows are all of the white uPVC type, this and the casement fastener will blend in very well.

  • So is this just a contact sensor built into the window opener? Or can you open and unlock the window using HomeKit?

    • I think at the core, it must be a contact sensor of some kind, but for the casement fastener, it has two sensors that show whether it’s locked and secured. I think even for a contact sensor it’s quite a good use case. It just depends on how much they intend to charge as to whether it’s better to just have a basic contact sensor.

      • Yeah exactly, I’m trying to work that out. It is good that it’ll show closed and locked separately though.

        • Right, of the three, the one with the lock is the most promising. It’s only one step away from a smart lock in one sense.
